17-Story High-Rise planned for Spring Street

Midtown Special Purpose Interest Zoning District 16 on Tuesday will also review plans for two proposals for Peachtree Street along the Midtown Mile.

A Midtown group is scheduled to review three planned projects for the Midtown area, including a 267-unit, 17-story tower at 930 Spring St. at 8th Street that will serve as housing for Georgia Tech students.

The project also includes 10,200 square feet of street-level retail along Spring Street.

The Midtown Special Purpose Interest Zoning District 16 review, which is among the first steps developers must take with projects before city approval, also will discuss presentations regarding two proposals for Peachtree Street.

The first, at 867 Peachtree St., calls for the redevelopment of the southeast corner of Peachtree and 7th Street, which includes the existing Starbucks site.

It will include 4,700 square feet of street level retail with up to 39 residential units in 8 floors above. Parking for residents is to be provided via direct access into the existing deck for the Viewpoint condos, which has excess capacity. Access to retail parking is to be from 7th Street and located in a new adjacent surface lot with about 22 spaces.

The project also calls for direct ramp access into the new deck under construction as part of the 100 6th Street mixed-use project, which broke ground two weeks ago, for overflow retail parking.

The second project is at 855 Peachtree St. That development calls for façade and streetscape improvements to the retail podium at Viewpoint, including significant improvements to the 6th Street retail streetscape. Additional retail parking will be provided in a new surface lot accessed from 6th Street with about 15 new spaces.

The Midtown SPI meets in the fifth floor conference center at 999 Peachtree St. at 5:30 p.m. on Feb. 12.
