Plans for Upscale Apartment Tower at 12th & Midtown

Daniel Corporation, Selig Enterprises plan for high-rise apartments on 12th Street and Crescent Ave.

The developers of 12th & Midtown are planning to add a fourth high-rise to their upscale project. 

Daniel Corporation and Selig Enterprises are planning to build a 22-story apartment tower at 12th Street and Crescent Avenue. 

The goal is to break ground on 77 12th Street this fall, said Steve Baile, senior vice president with Daniel Corporation. Architecture firm Rule Joy Trammell + Rubio is designing the project.

The 316-unit tower will lease one- and two-bedroom apartments, as well as some studios. Baile estimated monthly rent would be around $1,500 for one-bedroom units, and around $2,300 for two-bedroom units. 

There will be 20,000 square feet of ground-level retail space, which will curve along 12th Street and Crescent Avenue. Renderings show seven retail locations -- the largest space around 5,700 square feet.

The tower was designed to appeal to the "young movers and shakers" of Atlanta, Baile said. He envisions tenants like the young professionals of PricewaterhouseCoopers, which recently relocated to the 12th & Midtown development. 

The project, Baile said, will be "up there in amenities." 

The sixth level of the building will feature a roof-top terrace with a pool, bocce ball court, cabana, grilling areas and a waterfall. "It's designed actually in pockets," Baile said, so people can lounge in secluded corners with iPOD docking stations and fireplaces.

The 22nd floor will house a fitness center and "sky club" for residents. The fitness center will have views of downtown. The sky club -- with its bar, pool tables, sports room and outdoor patio -- will offer views of Midtown and Buckhead, Baile said. 

"Selig and Daniel are very committed" to the 12th & Midtown development, Baile said. "We continue to be bullish on Atlanta, and Midtown in particular."
