Residents at The Viewpoint Midtown Say they are Plagued with Chronic Flooding

Midtown Patch learned this week that The Viewpoint Midtown, located at 855 Peachtree St., flooded again this week after a series of other unexpected flooding incidents this summer.  On this occasion separate residents have complained about the flooding and the management's response to the issue, but have not seen a permanent fix that could solve the problem.

One whistleblower says he has been flooded twice since August and that others, "have suffered five or more floods while management offers vague explanations for the recurring problem and takes little to no responsibility."  The anonymous source informs us that residents are discussion if a class- action law suit is in order to force the management to do something about the problem.

If you read the emails below from Management, it seems that they are aware of an internal problem, but seem to not know how to fix it.

The following are emails from the management to residents of the Viewpoint Midtown:

The building reported on 10/06/13, 2 days before the rains that:
“A pressurized fitting on the first floor is showing signs of a minor leak. The leak is on a plumbing line that serves the building its domestic water. We have engaged our commercial plumbing team and they have been on site for the past several hours working to assess the situation. As a precautionary measure, we intend to shut off the domestic water system tonight at 9:30 p.m. Further assessment of the joint and necessary repairs will begin in the morning.

After 9:30 p.m. tonight, please do not use water in your home (sinks, toilets, showers, bathtubs, dishwashers, etc). We encourage you, however, to fill containers with water between now and 9:30 p.m. tonight, so you will have water at your disposal.

While it is impossible to predict what corrective action might be necessary, we will keep the community updated via Building Link (i.e., email) regarding the status of the shutdown and repair. We will also communicate when the domestic water system is fully restored and operational.

We thank you in advance for your patience with this temporary water outage, and trust that you recognize that this is prudent and necessary to prevent the leak from worsening and potentially creating a large-scale event.”

The day before the flood, 10/8, residents received the following emails:
“As you are now aware, yesterday afternoon a team member performing rounds discovered a fitting on the first floor that was showing signs of a minor leak. The leak is on a water line that serves the building its domestic water (i.e., water service to your home). Our commercial plumbing team’s assessment on Sunday concluded that the main domestic water line was compromised and had the potential to fully rupture. As a precautionary measure, we made the decision to shut off the domestic water system last night. The plumbers are on site and working on the repair.

As of right now, the repairs are expected to take 8 – 10 hours. That projection is dynamic and subject to change as the repairs continue. Until the repairs are completed and the system operational, please do not use water in your home (sinks, toilets, showers, bathtubs, dishwashers, etc).

We will keep the community updated via Building Link (i.e., email) regarding the status of the shutdown and repair. We will also communicate when the domestic water system is fully restored and operational.
