Plans for Luxury Apartment Tower called 'Sky House'

Novare Group presents plans for apartment high-rise in Midtown.

Plans are in the works for a luxury apartment high-rise at 12th, West Peachtree and Spring streets in Midtown.

"Sky House" -- a 23-story tower with ground-level retail and a free-standing parking deck -- is proposed for 1084 West Peachtree Street.

On June 14, Matt Smith with Novare Group and his team discussed Sky House with the Development Review Committee (for Midtown's SPI-16). The advisory committee of neighborhood leaders makes recommendations to the city's Bureau of Planning, which will review the project. 

The developers for another planned apartment tower also presented to the committee Tuesday. Daniel Corporation and Selig Enterprises  for an apartment high-rise at 12th Street and Crescent Avenue.

Smith, on Tuesday, declined any comment to Midtown Patch about Sky House.

According to plans submitted in May, the project is "luxury apartment homes for urban professionals." There will be floor-to-ceiling windows, "generous" amenities, high-quality finishes and covered parking.

The plans say the apartment tower will have 320 units and 8,400 square feet of retail space. The renderings show three locations for retail -- each with 2,000 to 3,000 square feet. Most of the retail fronts 12th Street.

Examples of retail including a Mellow Mushroom pizzeria were shown in the plans presented June 14. 

At the meeting, some design elements were talked about -- landscaping, parking, signage and street improvements. 

The developers said the rooftop of Sky House would be mostly open space with a pool, clubroom and terrace. They also spoke about realigning 12th Street and installing "living walls" of ivy on lower levels of the parking deck.

Plans say construction could start this October, with the first person moving in as early as November 2012.
