Midtown Building Coming Down

Demolishing of former residential structure on 7th Street has begun.

As Midtown Patch reported last week, a dilapidated former residential building at 109 7th Street was scheduled to be demolished.

Members of the Midtown SPI-16 & SPI-17 Development Review Committee had recently expressed frustration over not being better equipped in preventing building owners from allowing Midtown structures, such as the one on 7th St., to fall into such disrepair that they needed to be torn down.

As can be seen in these Midtown Pictures of the Day, the demolishing process has begun this week. A worker at the site told Midtown Patch on Tuesday that the job should be completed by Friday.

Does anyone have any clues as to what if anything is replacing it?

Yes, Midtown patch reported it and stated in the end of the comments that it was slated for January. Read the other thread comments...

Yes, I looked on the the zoning deed via the Fulton Cty Property assessment and development appraiser it's slated as a Popeye's Chicken, zoned for a drive-thru as well.

The other thread doesn't exactly mention w/ any certainty what's going in its place. All the plans for Skyhouse Part Deux show the building on Juniper/6th w/ its deck running parallel to the eastern edge of Viewpoint to 7th St and the Reid building intact. If it is apartments, how tall are they going in this spot given the 10 stories of Viewpoint deck directly to the south. Perpetual shadow isn't usually a great selling point for residential. It just seems odd they'd tear this down first when prepping for an apartment building on the opposite corner of the block.

Nothing is replacing the building. Loudermilk purchased the building from Novare. They acquired the property based solely on a valuation of the Starbucks lease. Everyone that blamed Novare in the previous thread was completely mislead, or shall I say - ignorant.

Actually Chris, Novare was the company that promised to renovate this building into highend living space, then proceeded to ignore it and not maintain it. Please see previous article. See http://www.novaregroup.com/news_08_30_06.html

Tim, Not to exonerate Novare of fault for letting the Reid building decay but that press release was from '06...so in development terms it was a lifetime ago. Novare's taken such a massive hit, everyone down to the copywriter who penned that release is probably gone. It also predates the credit crisis when condos could command close to $400/sf. Prices like that justified renovating the Reid building as well as two more mixed development towers on that block. It's now almost 2013 and mortgages in condos take material downpayments, great credit, and only command $250/sf if they're lucky. There's an apartment boom now but the Reid building was probably impossible to get financing to renovate compared to clean sheet build. Novare's certainly not the best developer our city's had but I don't know if anyone could have redeveloped that building profitably. Plenty of other developers took even bigger/stupider gambles (SOB anyone?) and razed far more of our city's character.

Best laid plans of mice and men.... Donald Trump also promised us the classiest, highest end, most exclusive condos our city's ever seen. Streets of Buckhead was supposed to be done in Nov '09 vs. a $600M hole in the ground more than 6 yrs after they started. We'd also have a Mandarin Oriental tower in the middle of the Midtown Mile but instead it's still a surface lot. Skyline at Lindbergh wouldn't just be a multi-story landmark to pick up day laborers. Developers win/lose every day and taking a press release from six years ago as a broken promise kind of ignores how insane the real estate bubble was at the time. If every proposed development got built, we'd have nothing but 700ft towers from here to Doraville as well as hundreds of perfectly preserved 1920's low-rise buildings mixed in. I would have liked to see the Reid building saved but given its small size and age, it was a gamble even during the housing boom. Just as I'm saddened to hear about the fate of the Pei building getting turned into a pool deck for a hideous stick built apartment, this is a little piece of history disappearing. In the end a building's name cachet/history has to exceed its cost of renovation and here there just wasn't enough left.

Jeez. Some of you people act as if they had just torn down the Taj Mahal! There was nothing that significant about that building other than a modestly decorative doorway and a dubious Neel Reid pedigree. The fact that it was surrounded by a sea of parking lots made it even more unattractive. And it has been a dump for a long time, at least since the 80's when I made a visit or two. The place would probably have collapsed in a sea of rubble on it's own once they started construction on the 'deck from hell' next door.

It certainly doesn't bode well for old buildings in the future if this is the way that they get around preservation efforts. The Crum and Foster building as well as the old home at Lindbergh and Peachtree seem to also be staring down a similar fate. I'm glad that people didn't listen to Bellsouth when they decided that the Fox wasn't worth saving.
