SkyHouse Midtown reaching for finish

As one of its Midtown apartment high-rise projects nears completion, Novare Group looks to break ground on its next in early 2013 with "100 6th Street."

The Novare Group and the Batson-Cook Development Company are making progress in soon delivering SkyHouse Midtown after breaking ground on the project in January of this year.

Of course, Mother Nature might have her say in the coming weeks as to when the 23-story 320-unit apartment building at the corner of West Peachtree and 12th streets will officially be ready. But whenever so, it will feature studio, 1 and 2 bedroom apartment homes topped by an amenity deck 230 feet above street level.

The SkyHouse Midtown sales office is officially open with residential space a reported 15 percent pre-leased in anticipation of a mid-January opening. If you’re interested in taking a hard hat tour, email skyhousemidtown@ram-mgt.com or call 404-892-0777.

While SkyHouse Midtown will be welcoming tenants early next year, another Midtown apartment project partnership between Novare and Batson-Cook doesn’t look as if it will be ready until 2014.

When plans were revealed several months ago to build a 23-story 320-unit luxury apartment tower in Midtown called 100 6th Street, developers mentioned a possible 2013 delivery of the mixed-use that will stand behind the existing 36-story Viewpoint condo tower.

But there are still some “small design tweaks” to finalize as one observer close to the situation told Patch. Expect the project to break ground in early 2013 and if SkyHouse is a good example to go by, expect delivery about 12 months later.

And of course, not far away, Daniel Corporation and Selig Enterprises are in the process of delivering 77 12th, a 22-story, 330-unit apartment tower. It’s Phase III of the 12th and Midtown development.

The property is now pre-leasing apartment space with an initial opening of the sixth through ninth floors scheduled for May 2013 and the anticipated completion of remaining floors and clubhouse amenities by October 2013. At least the parking deck has retail/restaurant space in the bottom, so I guess it's not a total waste. But I can't imagine it being much fun hanging out in the bottom of a parking deck.

IT IS OBVIOUS TO ME AND OTHERS THAT ATLANTA HAS NO SENSE OF URBANITY. WE BUILD CHEAP CONCRETE STRUCTURES THAT SOAR IN THE SKY WITHOUT CONCERN FOR DESIGN AND SUCK AT THE STREET LEVEL. YOU CAN'T BUILD A NEIGHBORHOOD LIKE THIS. YOU NEED A SENSE OF COMMUNITY EVEN IF YOU ARE BUILDING A RENTAL PROPERTY. THE URBAN DESIGN COMMISSION , MIDTOWN ALLIANCE, GEORGIA TECH FOUNDATION ARE YOU ASLEEP AT THE WHEEL? WHEN I THINK OF A CITY I CAN NEVER CONSIDER ATLANTA ANYMORE. IF THEY WANT TO SEE WHAT MAKES FOR COMMUNITY THEY NEED TO EXPLORE PARIS ,MILAN, ROME, BUENOS AIRES. NEW YORK, CHICAGO . EVEN LOS ANGELES IS DOING A BETTER JOB THAN ATLANTA. WE NEED ARCHITECTS THAT UNDERSTAND URBAN CONNECTIVITY NOT WITH THE SUBURBAN DISCONNECT . WE HAVE A FEW DESIGN FIRMS IN ATLANTA THAT UNDERSTAND BUT I THINK THERE WORK IS BEING IGNORED .
